A deed that transfers whatever interest the grantor has in a property, with no warranty of clear title.
What is a quitclaim deed?
A quitclaim deed conveys only the interest the grantor actually holds — if any — and makes no promises about the state of the title. It is common between family members, to clear up a title question, or to add or remove someone from title.
Because it offers no title warranty, buyers in arm’s-length purchases usually receive a warranty deed instead. Like other deeds, a quitclaim must generally be acknowledged before a notary and recorded to be effective against third parties.
