What is a notary public?
A notary public is a public officer commissioned by the state to serve as an impartial witness to the signing of documents, verify signers’ identities, and deter fraud. The notary confirms the signer is who they claim to be and is signing willingly, then applies a seal.
Notaries perform two main acts: acknowledgments (confirming a signer executed a document) and jurats (administering an oath as the signer swears the contents are true). Many real-estate instruments require notarization before a county will record them.
